Wednesday, August 23rd, 2023. 7:00 PM – 610 York Road Conditional Use Hearing
The applicant is seeking conditional use approval under section181-57 B.(1)(a) of the Jenkintown Zoning Ordinance to construct a new 2,522 sq ft. café with drive-through facilities and a 1,000 sq. ft establishment for frozen desserts and associate parking lot. And 181-57 B.1(a)(3) – drive-thru windows shall face the rear or side yard of site. Drive-thru windows shall not face a public street. The Applicant requests the following:
- A variance from Section 181-50.A of the Borough of Jenkintown Zoning Ordinance (“Code”) to permit a minimum lot size of 3,057 square feet for proposed lot 2 referenced in the Applicant’s application where 15,000 SF is otherwise required;
- A variance from Section 181.50.B of the Code to permit a minimum lot width of 24.3 feet for proposed lot 2 where 50 feet is otherwise required;
- A variance from Section 181.50.I of the Code to permit a minimum lot area per dwelling unit of 25,732 square feet for proposed lot 1 referenced in the Applicant’s application where 54,300 square feet is otherwise required;
- A variance from Section 181.50.I of the Code to permit a minimum lot area per dwelling unit of 3,057 square feet for proposed lot 2, whereas 3,900 square feet is otherwise required;
- A variance from Section 181-50.J(2) of the Code to permit a minimum commercial floor ratio of 15.89% for proposed lot 1 where 20% is otherwise required;
- A variance from Section 181-54.A(1) of the Code to permit a minimum street frontage sidewalk width of 4 feet along Cherry Street for proposed lot 1 where eight feet is otherwise required;
- A variance from Section 181-80 of the Code to permit 51 off-street parking spaces for proposed lot 1 whereas 73 off-street spaces are otherwise required;
- A variance from 181-80 of the Code to permit two off-street parking spaces for proposed lot 2 where seven parking spaces are otherwise required
