- Roizman Development Inc./Summit House Associates 2018 LLC – 606-610 Summit Avenue, Jenkintown, Pa 19046. The equitable property owner has submitted an application to construct an age restricted, 75-unit apartment building at 606-610 Summit Avenue. The three (3) Conditional Use approvals being sought include the “Apartment Building Use”, “The additional floor of the building (4+1=5)” and a “reduction in parking”. While Summit House Associates 2018 LLC is going before Jenkintown Borough Council for these conditional use approvals, during plan review it was noted that Summit House Associates 2018 LLC would also need zoning relief. Subsequently, Summit House Associates 2018 LLC submitted an application to the Zoning Hearing Board. Summit House Associates 2018 LLC appeal of the zoning officer’s determination relating to minimum lot area per dwelling unit, appeal of the zoning officer’s determination relating to percentage of commercial floor area on the ground floor and appeal of the zoning officer’s determination relating to setback from building façade for floors above the third story. Alternatively, Summit House Associates 2018 LLC requested variances from the above should the Zoning Officer’s determination be correct. The Zoning Hearing Board is a quasi-judicial body that renders decisions regarding the fair and equitable application and administration of the zoning ordinance, including by hearing appeals from the zoning officer’s determinations and by granting relief from the literal enforcement of the zoning ordinance in certain hardship situations. “Conditional Use Hearings” are heard before Borough Council.

- Abington Friends School – 575 Washington Lane, Jenkintown, Pa 19046. The applicants have submitted an application to the Abington Township Zoning Hearing Board seeking variances/approval to replace the existing multipurpose playing field with a new playing surface, track, fencing, netting and lighting. Dimensional variances have been requested to install the fencing, netting and light fixtures within the required setback areas. Dimensional standards are also requested to allow for light standards of up to 70 feet in height to be installed within the front yard setback area and two additional poles of 80 feet in height to be installed between the proposed multipurpose field and the existing buildings on the site. This item has been continued from the February 20th meeting which allowed for a presentation before Jenkintown Borough Council on February 28th.

- 459/471 York Road / Scot Hummel – 459/471 York Road, Jenkintown, Pa 19046. The equitable property owner has presented a preliminary proposal to redevelop the former Helweg Funeral Home site. The proposed business would be a Taco Bell. Preliminary plans were discussed at the January 17th B.Z.&R. meeting and presented before Borough Council at the January 24th meeting, requesting and receiving Council support for the proposal before the forthcoming ZHB hearing. Additionally, the Developers presented at a “Community Conversation” meeting on February 22nd. This project requires Zoning variances/approval and is also contingent on receiving PennDOT approval for a vehicular controlled traffic device (traffic light). This proposal has begun the process and would require the following approvals; Zoning, Building, DEP/EDU, PennDOT, Borough Engineer, Borough Traffic Engineer, Land Development / Borough Council, SALDO and Storm Water. During the February 28th Borough Council Meeting, Jenkintown Borough Council asked the developers to provide documentation of proposed tax revenues to both Jenkintown Borough and Jenkintown School District. The developers stated that they would provide an independent third party assessment of the proposed site and use and provide it at the next B.Z.&R. meeting on Wednesday, March 21st. At this time, the initial Zoning Application has been received and reviewed. The applicant has not responded to that review letter and no Zoning Hearing Board application has been received, however, the applicant intends to submit application to the Zoning Hearing Board and placed on the next scheduled Z.H.B. hearing in April.
